A major transformation of the Prospect Oval precinct has been given the green light, paving the way for around 500 new homes, expanded community facilities and a revitalised sporting hub in Adelaide’s inner north.
The State Government has approved the Prospect Lifestyle Precinct Code Amendment, allowing the City of Prospect to move ahead with its long-term vision for the 8.32-hectare site surrounding Prospect Oval.
The rezoning will increase maximum building heights along Main North Road from five storeys to 12 storeys, creating opportunities for higher-density residential and mixed-use development while retaining Prospect Oval and surrounding green spaces as the centrepiece of the precinct.
Plans include approximately 500 apartments alongside new retail, food and beverage venues, commercial offices, medical and wellness services, fitness facilities and upgraded community spaces.
Prospect Oval itself will remain protected under a Recreation Zone, allowing for improved clubrooms, spectator facilities, multi-purpose sporting buildings and night lighting. The existing oval, tennis courts and Memorial Gardens will remain as a green buffer between the new development and neighbouring homes.
The City of Prospect has already acquired commercial properties on the corner of Main North Road and Kintore Avenue to help activate the corridor as part of its broader Prospect Lifestyle Precinct Masterplan, which also includes upgrades to the oval, grandstand and tennis courts.
Housing and Planning Minister Nick Champion said the project demonstrates how well-connected locations can help address South Australia’s housing needs.
“The Prospect Lifestyle Precinct is exactly the kind of well-located, well-serviced development where we should be building more homes for South Australians,” he said.
“More than just building homes, the City of Prospect is building a community by investing in new amenities and enhancing Prospect Oval as a sporting and community hub that has served generations of South Australians since 1898.”
The site sits around five kilometres north of the Adelaide CBD and is well served by high-frequency bus services along Main North Road, with Prospect Road also within walking distance.
City of Prospect Mayor Matt Larwood welcomed the approval, saying it marks an important milestone for the project.
“We’d like to thank the South Australian Government for granting our Code Amendment, which we see as critical to the Prospect Lifestyle Precinct’s success,” he said.
“The City of Prospect can now move forward with the Precinct’s Masterplan, allowing us to progress our vision to deliver modern multi-user facilities which our entire community can use, along with vibrant and welcoming public spaces.”
The rezoning follows four rounds of community consultation on both the masterplan and planning amendment. The council will now move into the next stage of the project, including further design work and selecting development partners.
