However, 2026 is bringing some relief. Property experts say that while overall demand in Dubai remains strong, certain neighbourhoods are seeing rents stabilise or even decrease due to new housing supply entering the market.
According to Alec James Smith, Head of Sales and Leasing at Savills Middle East, the current softening in rents is largely supply-driven. Several communities have seen a wave of new apartment handovers, increasing competition between landlords and giving tenants more choice and stronger negotiation power. This shift is especially noticeable in apartment-heavy areas that previously experienced rapid rental growth.
Here are four Dubai neighbourhoods where rents are easing in 2026.
Arjan

Located next to Al Barsha and Dubai Science Park, Arjan is a low-rise residential community known for its calm atmosphere and good connectivity. With Dubai Miracle Garden nearby, it has become popular with families and professionals. The average annual rent for a one-bedroom apartment is now around AED 78,000.
