Lincoln Financial Field has been home to the Philadelphia Eagles since 2003.
The stadium has hosted playoff victories, championship celebrations, major concerts, and international soccer. It also welcomed six FIFA World Cup matches during the summer of 2026.
The Eagles have now begun planning the next chapter in their stadium history.
Jeffrey Lurie confirmed that the organization is studying two possible paths. One would bring major renovations to Lincoln Financial Field. The other would lead to the construction of a new stadium.
The final decision will shape the Eagles’ relationship with their fans, their city, and the wider sports industry for decades.
The 2032 Timeline Has Already Started
The Eagles’ current stadium lease is set to expire after the 2032 season.
Their naming-rights agreement with Lincoln Financial Group also runs through 2032. These agreements create a natural timeline for the organization to define its next move.

Stadium projects require years of research, negotiation, design, and construction. Lurie said the Eagles used a similar process before leaving Veterans Stadium.
The organization studied its options for several years before Lincoln Financial Field opened. Lurie expects the current research to produce a more definitive direction within the next year or two.
That timetable gives the Eagles room to evaluate every part of the project.
The franchise can study location, architecture, transportation, technology, seating, accessibility, and financing before making a commitment.
The Eagles Are Studying Stadiums Around the World
Philadelphia is looking beyond the NFL for ideas.
The Eagles are studying recent NFL stadium projects, including the Tennessee Titans’ new venue in Nashville and the Buffalo Bills’ new Highmark Stadium. They are also reviewing two major soccer stadium projects in Spain: Real Madrid’s renovated Santiago Bernabéu and FC Barcelona’s rebuilt Camp Nou.
New NFL venues show how teams are improving premium seating, concourses, video boards, and year-round entertainment. The European projects show how an existing stadium can be transformed while maintaining its historic identity.
Lincoln Financial Field already provides strong sightlines and a recognizable home-field atmosphere. A future renovation could build around those qualities.
Fans Are Already Shaping the Project

The Eagles sent detailed surveys to season-ticket holders in July 2025.
Fans were asked whether they preferred a renovated Lincoln Financial Field or a new stadium.
Possible upgrades focused on comfort and convenience. These included easier entry, improved Wi-Fi, more restrooms, larger video boards, and covered seating areas.
A Roof Could Expand Philadelphia’s Event Calendar
The roof debate will be one of the most important parts of the process.
A covered stadium would protect fans from extreme heat, heavy rain, snow, and thunderstorms. It would also allow Philadelphia to pursue events such as the Super Bowl and the NCAA Final Four.
Lurie has expressed interest in bringing those events to the city. He has also spoken about his appreciation for outdoor football and its connection with the Eagles’ identity.
The 2026 World Cup provided a recent example of how weather can influence the stadium experience.
During the July 4 knockout match, the reported real-feel temperature reached 100 degrees. The announced crowd was 68,324. Many spectators searched for shade during the game.
Philadelphia’s 2025 season opener also experienced a delay of more than an hour because of a thunderstorm.
Those events provide useful information for the Eagles. Weather protection could improve comfort and reduce interruptions during major events.
A retractable roof could preserve outdoor football while giving the venue greater flexibility throughout the year.
South Philadelphia Carries Generational Value
The Eagles have played in the South Philadelphia sports complex since 1971.
The location connects Eagles football with the Phillies, Flyers, and 76ers while supporting the tailgating culture around home games. Public transportation, surrounding businesses, established infrastructure, and decades of familiar traditions are already part of the South Philadelphia sports complex.
The stadium study also includes location. Lurie said the organization will focus on the best outcome for its fans. The search could consider sites beyond the current sports complex.
Pennsylvania Governor Josh Shapiro has said that he wants the Eagles to remain in Philadelphia. He also emphasized the importance of protecting taxpayers during future stadium discussions.
The next stadium era will give the organization an opportunity to protect that identity while preparing its home for the future of the NFL.
