A whole new type of fitness offering is making its way to Adelaide, and it’s shaping up to be one of the biggest gyms in South Australia, although gym doesn’t encapture the whole picture.
With social wellness and run clubs well on the rise in popularity, an entirely new space has been born right here in South Australia, “bringing together training, recovery, movement and connection at a scale never before seen in South Australia.”
Locally owned and operated, Level Eleven, is being launched by Otello along with business partner, V2FIT co-founder Dan Peters. As managing director and co-founder Dan has more than a decade of experience building strong fitness communities.
Dubbed as a next-generation wellness and lifestyle brand, Level Eleven, integrates movement, recovery, performance and connection within a hospitality-inspired space.
Dan Peters said Level Eleven was never intended to be “just another gym”.
“Over the last decade, we’ve watched wellness evolve far beyond traditional fitness,” Dan said.
“People are looking for places that improve how they feel physically, mentally and socially. They want connection, energy, recovery and environments that genuinely inspire them to become better versions of themselves.”
As a ‘boutique property and urban infill developer,’ Otello is launching the first two clubs within their Tonsley Precinct and Monde Kent Town developments.
The Tonsley location will be the flagship club, in a massive 2,500 metre square space with five dedicated studios, 24-hour gym floor, strength and conditioning, HYROX training, reformer Pilates, hot mat Pilates, yoga, breathwork, hot and cold magnesium pool, infrared saunas, recovery spaces and the brand’s signature Run Room.
Based on the huge space, the scale is “unprecedented in South Australia.”

“This isn’t about adding a sauna to a gym and calling it wellness,” he said.
“We wanted to create destinations where movement, recovery and community exist together naturally. Somewhere people can train hard, slow down, work remotely, recover properly and spend time with like-minded people, all under one roof.”
The Kent Town location has prime position on the edge of Adelaide’s CBD, with 1,100m² of 24-hour access, world-class training, recovery and connection in a more intimate space.
With two wellness club locations set to open this Spring, the third is also under development for Otello’s Bowden project.
Otello founders, Daniel Harris and Joe Blagojevic said Level Eleven reflects how developments should suppport quality of life for the community.
“We believe wellness should no longer be treated as an afterthought within developments—it should be embedded into the way people live every day,” Daniel said.
“Level Eleven is an extension of that philosophy. We’re creating spaces that bring togetherhealth, recovery, performance and community within the precincts we develop, rather thanseparating wellness from everyday life.”
“Our vision has always been to create places that genuinely enhance how people live, work and connect. Level Eleven is becoming an important part of that ecosystem,” he said.
Level Eleven is set to be ready by Spring 2026, with founding memberships to be released in the coming weeks.
