Dubai is preparing for one of its most ambitious coastal developments yet. The approved master plan for Jebel Ali Beach Dubai will create a 6.6-kilometre waterfront destination, making it the longest public beach in the emirate once completed.
The project was approved by Hamdan bin Mohammed Al Maktoum and forms part of the wider Dubai 2040 Urban Master Plan, which aims to dramatically expand public beach access across the city while balancing recreation with environmental conservation.
What Is Planned for Jebel Ali Beach Dubai?
The development will cover approximately 330 hectares and be divided into two key sections.
The first is a 5-kilometre sandy beachfront being developed by Nakheel, while the second is a 1.6-kilometre mangrove beach area overseen by Dubai Municipality.
Plans for the beach include:
- A 2-kilometre swimmable public beach
- A 2.5-kilometre diving and water sports zone
- Walking promenades and viewing platforms
- Children’s play areas
- Sports and fitness facilities
- Marine recreation spaces
- Cycling and running tracks
- Dedicated parking and visitor infrastructure
The development is designed to serve both residents and tourists while offering significantly more public access to Dubai’s coastline.
Three Zones With Different Experiences
Unlike many traditional beach developments, Jebel Ali Beach Dubai has been designed around three distinct zones.
The first will be an active waterfront district featuring restaurants, leisure attractions, family activities, and a floating restaurant.
The second will focus on conservation, providing protected habitats for nesting sea turtles and other wildlife.
The third will showcase mangrove landscapes, creating a quieter eco-tourism destination centred around nature and environmental education.
Because the site sits within an existing wildlife sanctuary, the project is expected to become one of the region’s most notable examples of combining recreation with conservation.
Part of Dubai’s Bigger Beach Expansion Plan
The beach forms part of Dubai’s wider public beach strategy, which aims to increase the total length of public beaches across the emirate from approximately 21 kilometres to 105 kilometres by 2040.
The broader plan includes:
- Adding 84 kilometres of new public beaches
- Expanding beach facilities and services
- Increasing recreational and sports offerings
- Creating new investment and tourism opportunities
- Improving accessibility for residents and visitors
Officials have stated that services across Dubai’s public beaches are expected to increase significantly as part of the long-term vision.
Why It Matters
For years, much of Dubai’s coastline has been occupied by private developments, resorts, and residential communities. The Jebel Ali Beach Dubai project represents a major shift toward expanding free public access to the waterfront.
Its combination of swimming beaches, sports facilities, eco-tourism attractions, mangrove landscapes, and wildlife conservation areas makes it one of the most diverse beach developments currently planned in the UAE.
With nearby projects such as Palm Jebel Ali also progressing, Jebel Ali is quickly emerging as one of Dubai’s most important future coastal destinations.
No official completion date has been announced, but the approval of the master plan marks a significant milestone in bringing the project closer to reality.
