Australia’s first Treehouse hotel has hit the Adelaide market before it even opens


Adelaide’s hotel scene is set for a major new arrival, with the city’s first Treehouse-branded hotel now up for sale ahead of its planned opening next year.

Treehouse Adelaide, a 248-room lifestyle hotel forming part of the $600 million Market Square development, has been offered to the market through an Expressions of Interest campaign managed by McVay Real Estate and JLL Hotels & Hospitality.

Currently under construction, the hotel is expected to open in the first quarter of 2027, bringing the Treehouse brand to Australia for the first time.

The hotel will sit in the heart of the CBD, directly connected to the Adelaide Central Market as part of ICD Property’s ambitious Market Square precinct, which will combine hospitality, residential, retail and office space.

And it’s shaping up to be a pretty significant addition to the city.

The wider Market Square development is expected to contribute $135 million to the South Australian economy and attract more than one million additional visitors to Adelaide each year, on top of the Adelaide Central Market’s existing annual visitation of more than eight million.

The property is set to feature an all-day dining restaurant and bar with outdoor seating, flexible meeting and event spaces, a premium fitness offering and access to around 3000 square metres of communal green space.

Staying true to the Treehouse brand’s focus on sustainability, the hotel is targeting a five-star Green Star rating, which would put it among a relatively small number of Australian hotels to achieve the certification.

Its location is another major drawcard, placing guests within easy reach of Adelaide’s corporate, tourism, hospitality and cultural precincts while being directly linked to one of the city’s biggest food destinations.

The sale comes as Adelaide’s hotel market continues to perform strongly, with RevPAR increasing by 9.4 per cent year-on-year to May 2026, the highest growth recorded among Australia’s capital cities.

The city’s hotel market is also benefiting from limited new supply, growing demand from sectors including defence, education and resources, as well as Adelaide’s packed calendar of major sporting, cultural and food and wine events.

McVay Real Estate Managing Director Sam McVay said, “Adelaide is genuinely one of the most compelling Australian investment stories right now. No stamp duty or foreign owner land tax surcharges are rare state-based concessions on their own, but when you combine that with Adelaide record RevPAR growth and the hundreds of billions of dollars flowing into defence and innovation through AUKUS and Lot Fourteen, the demand drivers here are as strong as we’ve seen anywhere in the country.”

The Treehouse brand is known for its lifestyle-focused approach, with Treehouse Adelaide set to add another distinctive offering to the city’s rapidly evolving accommodation scene.

The hotel is being offered for sale via Expressions of Interest, with the campaign closing at 4pm AEDT on October 16th, 2026.
