A two tower, 30 level, residential high rise is planned for Grenfell Street’s former Holden dealership

Adelaide’s east end will be the new home of a mixed-use residential tower, 30 levels above a three-storey podium and delivering 236 one, two and three-bedroom apartments.

The project is being developed by DOMA, an Australian property development, investment, and construction company, and this will be their first South Australian residence.

Situated at 215–231 Grenfell Street, home to the old Holden dealership, the new residential building will bring a brand new inner-city way of living to Adelaide’s popular east end.

Designed by architectural firm SJB, the tower proposal keeps in mind the heritage context and urban surroundings of the current building. The project has already been registered for a five Star Green Star rating, which represent excellence in sustainable building practises.

The design leans into the character and heritage that east Adelaide represents, in an aim to reinforce what makes the east end so distinctive. This includes the historic market facades, the nearby verandas and parklands and small laneways that connect emerging residential communities.

By expanding the laneway network to the south, DOMA wants to increase walkability and highlight how close the building will be to Adelaide’s dining, cultural and events. Grenfell Street is just a 500 metre walk to Rundle Street, making the new residence close to Rundle Mall, Adelaide Fringe season and all the best East End dining and wine bars.

In the skyline a collection of high-amenity homes will be built, designed to ’embrace outlook, climate and community.’ The apartments will have panoramic views, verandas, and the building will have shared resident facilities, combining urban living with the surrounding landscape.

Along the ground, red textured brickwork will anchor the building to the East end network, and blend perfectly with the neighbouring heritage buildings. Three basement levels will also provide ample parking off-street. For those who choose not to drive though, the prime city location means public transport is within quick reach including buses, trams and taxis.

The Grenfell Street residence is set to commence development in 2028–2029, with the property still currently tenanted.
