Inside the  million vision to open Yatahlia Manor to more South Australians

A landmark private estate in Adelaide’s north-eastern foothills could soon open its gates to more South Australians, with plans submitted for a new $40 million residential development at Yatahlia Manor.

For more than a decade, Yatahlia Manor has sat behind closed gates as one of Adelaide’s most celebrated private estates and the long-standing family home of businessman and Assured Home Loans founder Gary Williams. Now, the property is at the centre of a proposal that would see a limited collection of 30 residences carefully integrated into the broader estate.

Rather than a conventional housing development, the vision for Yatahlia Manor is built around lifestyle, connection and long-term liveability. The proposal would transform what has historically been a privately enjoyed family estate into a residential community shaped by landscape, shared amenities and a residents-only country club.

At a time when Adelaide continues to face growing conversations around housing supply, responsible land use and lifestyle-led living, supporters of the project say the proposal offers a considered alternative to traditional homeownership.

“This was never about maximising density,” says Gary Williams. “The property could have gone in a very different direction, with significant offers on the table. The vision was always to create something thoughtful that allows more people to experience and enjoy the Manor the same way my family has over the years.”

At the heart of the proposal is the Yatahlia Country Club, a private residents-only destination designed to make daily life extend well beyond the front door. Plans include landscaped grounds, wellness and recovery spaces, a magnesium pool, gymnasium, library, arts and music rooms, private cinema, residents’ bar, commercial kitchen and communal gathering areas.

The residences themselves have been designed by Prichard Studios, balancing timeless architecture with contemporary liveability. Three-metre ceilings, open-plan interiors and strong indoor-outdoor connections are central to the design, with homes intended to feel expansive, calm and deeply connected to the surrounding estate.

 

 

 

Each residence would offer approximately 150sqm of living space, along with private outdoor entertaining areas, secure lock-and-leave functionality and layouts centred around comfort, privacy and longevity. Rather than leaning into excess, the homes have been planned around proportion, ease and enduring appeal.

The project is promises a more structured approach to development. “It offers a structured and considered approach to development, while contributing to housing diversity within the area. The layout and intent of the project suggest it has been designed with both community and outcomes in mind”.

 

 

 

 

Sales agent Grant Giordano has described the proposal as a positive evolution of the estate, turning a once-private family property into a place that more South Australians could meaningfully enjoy.

As Adelaide continues to grow, Yatahlia Manor is positioning itself as more than another residential project. It is an invitation into a property that, until now, very few people have been able to experience.
