SA named Australia’s strongest state for new housing growth

South Australia has been named the strongest-performing state in the country for new housing supply growth, with a major national report showing the state is building homes at a faster rate than anywhere else in Australia.

The National Housing Supply and Affordability Council’s State of the Housing System 2026 report has found South Australia recorded the nation’s strongest growth in new housing supply in 2025, with annual dwelling completions rising by 13.2 per cent.

The result places SA ahead of every other state and territory, and comes as other major markets face slower growth or decline. Victoria, by comparison, recorded negative growth, with dwelling completions down 10.6 per cent.

The report also points to continued momentum in the state’s housing pipeline, with South Australia recording building approvals growth of 12.3 per cent over the year to February 2026. The figure places SA among the mid-sized states, alongside Queensland and Western Australia, leading the country on approvals and supply delivery.

For South Australians trying to enter the housing market, the report lands at a time when housing affordability remains one of the biggest pressure points across the country. It also follows a record year for the state, with more homes built in South Australia in 2025 than in any other year.

Housing and Urban Development Minister Nick Champion said the national report confirmed the strength of South Australia’s housing push.

“This report is independent national confirmation of what we already knew; South Australia is leading the country when it comes to getting homes built.

“We didn’t get there by accident. We have thrown everything at building more homes for South Australians and we are at the top of the league table because of the investments and reforms within the Premier’s Housing Roadmap.”

The report also warns of risks ahead for the national housing pipeline, with global economic uncertainty and conflict in the Middle East expected to place further pressure on fuel prices, transport costs and construction materials. Higher costs could flow through to lower housing completion numbers in the years ahead.

“This report highlights the impact that global economic uncertainty and conflict in the Middle East can have on housing affordability and the pipeline of new homes.

“This is exactly why building more homes remains a central focus for our government.

“We have a plan to unlock more land for housing, invest in more public housing and train more tradies, so that the dream of home ownership becomes a reality for even more South Australians.”

The State Government says the result reflects the impact of the Premier’s Housing Roadmap, which includes measures to unlock more land, support public housing investment and increase the construction workforce.
