A major new health and wellness destination, alongside more than 100 new homes, is set to reshape Bowden as one of Adelaide’s most liveable city-fringe precincts, with a $80 million development approved for one of the area’s final remaining sites.
The 10-level project, known as FLOWE Bowden, will be delivered by South Australian developer Otello after its proposal was selected by Renewal SA from a competitive field for Lot 2002. The development will anchor a multi-level health and wellness centre beneath a mix of one, two and three-bedroom apartments, overlooking Bowden Park and activating Third, Fourth and Gibson Streets.
Designed by award-winning Melbourne studio Fieldwork, the building will use natural materials and a mass-timber frame, with concept designs showing views across the CBD, Adelaide Hills and coast from select apartments. The ground floor will include hospitality venues, a resident workshop with shared tools and large benchtops, and storage for around 150 bicycles, alongside more than 100 car parks for residents and visitors.
Health and wellbeing sit at the heart of the project, with a dedicated centre featuring Pilates studios, hot and cold pools, saunas, physical therapy services and healthy food and drink options, positioning FLOWE Bowden as both a community hub and an everyday destination.
Housing delivery is also a key focus, with Otello committing to 20 per cent affordable housing through HomeSeekerSA, exceeding the 15 per cent planning requirement. Sixteen apartments will be allocated for specialist disability accommodation, broadening access to the inner-urban precinct.
The site is currently home to the Adelaide Bike Kitchen. The State Government is working with the organisation to find a new location and has extended its lease until April to allow additional time to relocate.
Minister for Housing and Urban Development Nick Champion said the development builds on what already makes Bowden a standout place to live, noting that the new health and wellness centre would bring people together while delivering more than 100 additional homes as part of the Government’s push to activate city-fringe living.
Otello founder and director Daniel Harris said the project brings together everything the company has learned about sustainability, urban design and community connection, adding that demand from buyers who missed out on nearby Muse Bowden apartments has already created strong interest ahead of sales.
Construction is expected to begin in mid-2026, with apartment sales launching in March. Once operational, the development is forecast to create up to 70 ongoing jobs across health, wellness and hospitality, with around 200 direct and indirect roles generated during construction.
FLOWE Bowden will target a 5-Star Green Star rating, with environmental features including electric vehicle charging infrastructure, double-glazed windows and sustainable building products. In combination with the adjoining Brompton Gasworks redevelopment, Bowden is on track to accommodate more than 5,300 residents by 2035, aligning with Renewal SA’s long-term vision for the precinct.
