South Australia’s northern suburbs are set for another surge of new homes, with 200 additional residential allotments to be released at Playford Alive following a record-breaking year of sales in 2025. The SA Government-led development precinct saw around 360 land contracts exchanged last year, an eight per cent lift on the previous record, driven by a major eastern expansion and strong demand from homebuyers seeking affordable family living.
Housing and Urban Development Minister Nick Champion MP said the results reflect real outcomes for South Australian families, with hundreds of new homes taking shape in one of the state’s largest urban renewal projects. “2025 has broken sales records at Playford Alive. The real-life outcome of this is hundreds of more homes for South Australian families,” he said, adding that the government is focused on keeping momentum through summer. “These lots will become the homes of even more South Australians and will together contribute to the growing, vibrant community at Playford Alive.”
Building on last year’s success, the next release will roll out across three sales over Summer 2025–26, the biggest number ever offered by Renewal SA in such a short period. The first 75 allotments went on sale in December, with block sizes up to 662 square metres and prices starting from $222,500. A further 60 allotments are expected this month, with a third release scheduled for February. All are located within the Wattle Precinct in Playford Alive’s eastern expansion.
That expanded eastern precinct spans 71 hectares and will eventually accommodate about 1,480 homes, with roughly 30 per cent meeting state government affordability targets. Over the life of the development, Playford Alive East is expected to support an average of 590 full-time equivalent jobs each year and contribute around $570 million to South Australia’s Gross State Product.
For first homebuyers like Alec Nguyen, the development represents a genuine pathway out of renting. Nguyen recently purchased a block in the eastern precinct and plans to build a three-bedroom, two-bathroom home. “When I first started to look for the best way to enter the market, Playford Alive made it amazingly achievable with land prices,” he said. Having watched Munno Para evolve over the years, Nguyen said becoming part of the community is a milestone moment. “Watching Munno Para change, and now to be one of the residents, is an amazing experience.”
More broadly, Playford Alive is expected to be home to more than 43,000 people by completion in the 2030s. Since construction began in 2008, the project has delivered thousands of homes across more than 1,000 hectares, alongside schools, a medical centre, a railway station, wetlands, parklands and a $250 million town centre. Affordable allotments are available through the state government’s HomeSeeker SA platform, capped at $232,650, offering more South Australians a clear shot at home ownership in a fast-growing community.
